NOTICE OF PUBLIC HEARING

Notice is hereby given that a Public Hearing affecting “Village of Burns Lake Official Community Plan Bylaw No. 970, 2017” and “Village of Burns Lake Zoning Bylaw No. 880, 2008” will be held on March 25, 2025, at 7:00 P.M.  This public hearing will be held both in person and electronically as per Ministerial Order M192, via Zoom.

“Village of Burns Lake Official Community Plan Bylaw No. 970, 2017” is proposed to be amended by Bylaw No. 1087 that would redesignate the subject properties from the Residential – Low-Density Designation (RL) to a new Village Heights Development Area Designation (VHD) and include portions of the property within the Multi-Family Development Permit Area.

“Village of Burns Lake Zoning Bylaw No. 880, 2008” is proposed to be amended by Bylaw No. 1088 that would:

  • Rezone the subject properties from the “Urban Reserve (UR)” Zone to the “Residential Low Density (R1)” Zone, the “Residential Duplex (R2)” Zone, “Residential Medium Density (R5)” Zone, “Residential High Density (R6)” Zone, “Park and Open Space (P2)” Zone, “Institutional (I)” Zone, and “Residential Mixed-Use (R7)” Zone (as shown on the proposed zoning map);
  • Delete the Urban Reserve (UR) Zone, as there will no longer be any land that this zone applies to;
  • Add a definition for “secondary use”; and
  • Add a new zone called Residential Mixed-Use Zone (R7), which would permit high-density multiple dwelling housing combined with local service commercial.

The purpose of these bylaws is to amend the OCP and zoning bylaw to implement the Village Heights Master Plan.  The subject properties are located at the end of Aspen Street and are legally described as District Lot 5345, Range 5, Coast Range 5 Land District, Except Plan 4623, Ex The Most Southerly 15 Chains; and Lot 1, Plan PRP4381, District Lot 5345, Range 5, Coast Range 5 Land District. The subject properties are shown cross-hatched and labelled “Subject Property” on the map below.

At the Public Hearing all persons who believe that their interest in property is affected by the proposed application shall be afforded a reasonable opportunity to be heard respecting matters contained in the bylaws that are the subject of the Public Hearing.

Written submissions sent by mail to P.O. Box 570, Burns Lake, BC, V0J 1E0; by fax to (250) 692-3059; or by e-mail to village@burnslake.ca  must be received by the Village of Burns Lake no later than March 25, 2025, at 1:00 P.M. to be ensured of consideration at the Public Hearing.

A copy of the bylaws and other relevant information may be inspected at the municipal office between the hours of 8:00 A.M. – 4:00 P.M., Monday through Friday, excluding holidays.  A copy of the bylaws and other relevant information will also be made available below.
